What we check

Shingles or membrane, flashing, valleys, pipe boots, and the ridge. Gutters and drip edge. The attic wherever we can get to it, since that's where a leak's real path shows up. Anything failing or close to it gets photographed, and we note how many years we think the roof has left.

A report you can actually use

You get a written report with photos, not a verbal 'yeah, looks fine' from the driveway. Buying or selling? Hand it to your realtor or the other side. Insurance claim? It's documented for the adjuster. Either way it's yours to keep.

Why we do it free

Plenty of roofers 'inspect' for free and then find thousands in urgent repairs every single time. We'd rather earn the trust. Half the roofs we look at don't need much yet, and we tell those owners to spend their money elsewhere. The ones that do need work already know we shot them straight.
