Two-ply SBS modified bitumen, torch-applied. Right choice for flat and low-slope sections — patios, garages, older commercial rooftops, post-and-beam homes. Every seam torched twice on our jobs. Most crews only do it once, which is why most flat roofs start leaking at the seams four years in.

How we install it

Base sheet mechanically fastened to the deck. Cap sheet fully torched over the top with an eight-inch overlap on every seam. Every seam gets a second torch pass to fuse the bitumen. Parapets and stack flashings wrapped and heat-welded so nothing's just tar-and-hope.

Why it lasts

SBS handles freeze-thaw the way asphalt built-up systems never did. The modified rubber stays flexible in cold weather, so the membrane moves with the deck instead of cracking. That's what buys the 20-year warranty span.

What most contractors miss

Single-torch seams. Skipping the parapet wrap. Forgetting the drip metal at the eave. Any of those three, and your flat roof leaks within five years. We check for all three before the crew leaves the site.

Frequently asked

What comes up on flat / torch-on site walks.

  • 20 to 25 years on a well-installed two-ply SBS system. We've been called back to inspect our own 2011 installs and they still look tight. Cheap single-ply BUR systems tap out closer to 10 years, which is why we don't quote them.

  • Yes, on any roof visible to the sun. Reflective white or grey granulated cap. It cuts attic temps in summer and hits the energy code targets on new construction. On a hidden roof section we'll run a standard granular cap because the reflective adds cost with no benefit.

  • Yes, down to about -5°C. Below that the bitumen gets brittle and the fuse doesn't take. We watch the forecast and pause on cold snaps rather than push through and hand you a bad seam. Our call on any winter job.

  • Not with a proper fire watch. Two crew members on watch during and for an hour after every torch section. WCB-certified hot works. We haven't had an incident in 16 years, and we torch every week.

  • Yes, over sleepers or a pedestal system so the deck floats above the membrane. Never fasten deck framing directly into the roof. We can spec the whole assembly, or coordinate with the deck builder you already picked.
