Surrey holds more flat-roof inventory than any city on our route. King George Boulevard is lined with multi-family low-slope buildings, plexes, and older commercial rooftops, all running some version of torch-on or built-up bitumen. Newton and Whalley hold a big stock of townhome complexes with low-slope roofs that hit full replacement on a twenty-year cycle. Older Guildford still has a lot of mid-century post-and-beam homes — flat by design, needing a full two-ply SBS system at re-roof. The spec holds on every one: two-ply SBS, base sheet mechanically fastened, cap sheet fully torched, every seam torched twice. Reflective granulated cap goes on any plane that catches sun so attic temps don't spike through July. Parapet flashings get wrapped in metal and heat-welded on every strata and multi-family job, because the parapet is exactly where lesser crews leak in year four on this kind of building. On strata work we coordinate scheduling with the property manager, provide the WCB hot works documentation strata insurance needs, and stage the job so resident access is never cut off more than a working day at a time. On post-and-beam homes we watch the deck — some of that tongue-and-groove is sixty years old and only shows its rot once the old membrane comes off..
The detail
Base sheet mechanically fastened to the deck. Cap sheet fully torched over the top with an eight-inch overlap on every seam. Every seam gets a second torch pass to fuse the bitumen. Parapets and stack flashings wrapped and heat-welded so nothing's just tar-and-hope.
SBS handles freeze-thaw the way asphalt built-up systems never did. The modified rubber stays flexible in cold weather, so the membrane moves with the deck instead of cracking. That's what buys the 20-year warranty span.
Single-torch seams. Skipping the parapet wrap. Forgetting the drip metal at the eave. Any of those three, and your flat roof leaks within five years. We check for all three before the crew leaves the site.

Two-ply SBS is the commercial default. We'll spec TPO or single-ply where a facility manager wants it, and every install carries the same written workmanship warranty and documentation.

Yes. We run torch-on flat systems on strata multiplexes, walkway waterproofing, and traffic coating on parkades. A strata board can email us and we'll do the site walk with your building manager and a copy for your engineer.
South Surrey homes see more coastal exposure and more wind on the flatter lots, so we bump the wind-uplift spec and the fastener corrosion resistance. Newton is more inland, older housing stock, and the priority is usually catching valley failures before they open up the deck.
20 to 25 years on a well-installed two-ply SBS system. We've been called back to inspect our own 2011 installs and they still look tight. Cheap single-ply BUR systems tap out closer to 10 years, which is why we don't quote them.
