How we install it

Full surface shot-blast to expose sound concrete. Cracks routed and filled with polyurethane sealant. Primer coat. Base coat of urethane membrane. Wear coat with aggregate broadcast for slip resistance. Final seal coat over the top.

Why it lasts

The urethane system handles the freeze-thaw and the road-salt loading that a parkade sees every winter. The aggregate wear layer takes the vehicle traffic instead of the membrane. When the wear layer thins in year eight, we recoat that layer without touching the base.

What most contractors miss

Underprep on the shot-blast. If the concrete isn't opened up to sound substrate, the whole coating lifts within three winters. Rebar corrosion at the ramp gets covered instead of exposed and patched. We patch the concrete before we coat it, every time.

  • No. We stage the work in thirds so two-thirds of the parking stays open at any time. Residents get a written schedule two weeks ahead of which stalls are offline which week. Nothing sneaks up on anyone.

  • 10 to 12 years on the base membrane, with a wear-coat refresh around year eight. If the strata skips the refresh, expect to recoat the whole system at year ten instead of just the wear layer.

  • Yes. Rebar exposure gets sandblasted, treated with a corrosion inhibitor, and patched with a structural repair mortar before the coating goes down. If we find worse corrosion mid-job, we'll stop and price the patch work separately before continuing.

  • Yes. The urethane system we run meets the Canadian Roofing Contractors Association spec for vehicular decks. We can send the technical data sheet to your engineer before the quote.

  • Yes. We coordinate with a line-paint sub after the final seal coat cures. Stall numbers, directional arrows, and no-parking zones all reapplied to match the original layout or updated per the strata's new plan.
