Architectural asphalt is what most Lower Mainland homes end up with, and for good reason. Class-A fire rating, 25 to 40 year warranty depending on the manufacturer line. Our crew runs shingle jobs every week, so the valleys, chimney flash, and drip edge detail is second nature.
The detail
Full tear-off, deck check on every plane, ice-and-water shield up every valley and eave, then synthetic underlayment across the field. Architectural shingles laid to the manufacturer's nailing pattern. Copper or aluminum drip edge on the eaves depending on the fascia.
A mid-tier shingle installed right will outlast a top-tier shingle installed wrong. We run the underlayment and flashing at a spec that most crews reserve for high-end jobs. That's why our shingle roofs hit the top end of the warranty span.
Ice-and-water shield only where it looks like you need it. Skipping the step flashing where the roof meets siding. Nailing the shingles too high on the strip so they never seal down properly. We check for all three before we call a job done.

25 to 40 years depending on the manufacturer line and how the install went. Our jobs hit the top end of that range because we don't compromise on the underlayment, the flashing, or the valley detail. Homeowners who bought their roof from us in 2010 haven't called us back for a re-roof yet.
Architectural. 3-tab is an older product with a shorter lifespan and less wind resistance. Not worth the small material saving. If you specifically want 3-tab for a heritage match, we'll do it, but we'll walk you through what you're giving up first.
GAF, Malarkey, and IKO are our regular lines. All three carry warranties we can stand behind. If you have a preference we'll match it. If not, we'll spec the line that fits your budget and your roof pitch best.
We can, but we won't recommend it. A layover hides deck rot and cuts the lifespan of the new roof in half. Full tear-off is the only way to know what's under there. Most insurance policies won't cover a layover roof anyway.
Yes. We document the damage with drone photos, write the scope for the adjuster, and work directly with your insurer. You get a copy of everything we send. We don't do inflated scopes or fake supplements.
