How we install it

Full tear-off, deck check on every plane, ice-and-water shield up every valley and eave, then synthetic underlayment across the field. Architectural shingles laid to the manufacturer's nailing pattern. Copper or aluminum drip edge on the eaves depending on the fascia.

Why it lasts

A mid-tier shingle installed right will outlast a top-tier shingle installed wrong. We run the underlayment and flashing at a spec that most crews reserve for high-end jobs. That's why our shingle roofs hit the top end of the warranty span.

Ice-and-water shield only where it looks like you need it. Skipping the step flashing where the roof meets siding. Nailing the shingles too high on the strip so they never seal down properly. We check for all three before we call a job done.

  • Every 2 to 3 years, tighter than an inland home. The exposure to coastal weather means small failures show up faster. We do free 15-minute drive-by inspections on any roof we installed. For coastal homes we bump the check-in to every second year.

  • 25 to 40 years depending on the manufacturer line and how the install went. Our jobs hit the top end of that range because we don't compromise on the underlayment, the flashing, or the valley detail. Homeowners who bought their roof from us in 2010 haven't called us back for a re-roof yet.
