Mission leans older than most of our route. Downtown Mission and the surrounding blocks hold a lot of 40- to 60-year-old cottages shingled with a first-generation asphalt line that's well past warranty. On plenty of those, we find rotted decking under the old shingles that has to come out before the new roof goes on — we inspect the deck the moment the old material is off, and any repair is quoted separately with your sign-off before we proceed. Silverdale and Hatzic are more mixed, with semi-rural properties on bigger lots where the roof is often part of a house-plus-shop job. Cedar Valley up toward the hills sees more snow than the flats along the Fraser, so we upgrade the fastener spec and run a heavier underlayment there. Wildfire is a real conversation for any Mission property backing onto the treeline — Class-A fire-rated shingles are the right default there, and we carry them across every line we install. A mid-tier shingle installed right will outlast a top-tier shingle installed wrong. We run the underlayment and flashing at a spec that most crews reserve for high-end jobs. That's why our shingle roofs hit the top end of the warranty span.

25 to 40 years depending on the manufacturer line and how the install went. Our jobs hit the top end of that range because we don't compromise on the underlayment, the flashing, or the valley detail. Homeowners who bought their roof from us in 2010 haven't called us back for a re-roof yet.
