Asphalt shingle Roofing in Coquitlam

The default for most Lower Mainland homes.

The intersection

Asphalt shingle in Coquitlam.

Coquitlam splits by elevation — older post-war and mid-century flats around Maillardville and Austin Heights, newer custom builds up on Westwood Plateau and Burke Mountain. We run both with the same crew and the same manufacturer-approved spec, from a straightforward flat-roof bungalow to a multi-valley hillside build.

Coquitlam's housing stock is two different worlds depending on elevation. The lower flats around Maillardville, Coquitlam Centre, and Austin Heights are older post-war and mid-century homes with straightforward re-roofs — usually the first or second over a 60- to 70-year-old build. Simple rooflines, moderate pitch, few surprises. Up on Westwood Plateau and Burke Mountain it's the opposite: '90s through 2010s custom builds on exposed lots with complex geometry — multiple valleys, skylights, chimney details, dormer transitions. On the upper addresses we extend the ice-and-water shield coverage wider, because the elevation catches more rain and the odd snow than the flats below. Burke Mountain wind in a northerly is real, so we upgrade the perimeter fastening there. Ranch Park and the older mid-century pockets fall in between — simpler than Burke Mountain, older than Westwood Plateau. A complex-valley re-shingle on a Westwood Plateau home takes a lot longer than a straight Maillardville re-roof, and the two get quoted very differently — but both carry the same 10-year workmanship warranty and closeout documentation..

The detail

How we install it.

01

How we install it

Full tear-off, deck check on every plane, ice-and-water shield up every valley and eave, then synthetic underlayment across the field. Architectural shingles laid to the manufacturer's nailing pattern. Copper or aluminum drip edge on the eaves depending on the fascia.

02

Why it lasts

A mid-tier shingle installed right will outlast a top-tier shingle installed wrong. We run the underlayment and flashing at a spec that most crews reserve for high-end jobs. That's why our shingle roofs hit the top end of the warranty span.

03

What most contractors miss

Ice-and-water shield only where it looks like you need it. Skipping the step flashing where the roof meets siding. Nailing the shingles too high on the strip so they never seal down properly. We check for all three before we call a job done.

Frequently asked

Common questions on Coquitlam asphalt shingle jobs.

  • Generally yes. Complex rooflines with multiple valleys, skylights, and chimney details take more labour and more flashing than a straightforward mid-century roof. The per-bundle material cost is identical; the install labour and the flashing package are what differ. We quote both accurately after the site walk, itemised so you see exactly where the cost sits.

  • Yes. On every Burke Mountain re-roof with skylights or chimneys, we replace the flashings as part of the job rather than reuse them under new shingles. Reusing old flashing under a new roof is a five-year leak, and it's one of the corners cost-driven crews cut to save hours. We don't cut it — the closeout package proves the work.

  • Yes. We're on strata parkade and walkway jobs here regularly. Send us the strata contact and your building envelope engineer's spec and we'll quote to that. If you have a 2-5-10 warranty firm involved, we can quote to their spec too.

  • More complex, yes. New Burke Mountain builds have bigger footprints, more valleys, and more penetrations for skylights and mechanical. Maillardville is straighter housing stock. The install spec is the same either way, the site walk just takes longer at the top of the hill.

  • Yes. Most townhome stratas run a spec colour we can order to. If it's an obscure shade we'll bring physical samples to the site walk to confirm before we buy the material.

  • 25 to 40 years depending on the manufacturer line and how the install went. Our jobs hit the top end of that range because we don't compromise on the underlayment, the flashing, or the valley detail. Homeowners who bought their roof from us in 2010 haven't called us back for a re-roof yet.
