Mission is one of the few places on our route where we run real volume of both standing-seam residential metal and long-run ribbed exposed-fastener metal on shops and outbuildings. On the shop side, it's 26-gauge steel in long runs with no lap joints in the field, because those roofs have to go forty years without a callback. Exposed fasteners are fine on a shop but never on a house — the failure modes are different, and that's a line we don't cross. On the residential side, standing-seam goes on custom homes across Cedar Valley and up toward Stave Falls, where the owner's planning to stay a generation. Snow load is real at elevation, so we tighten clip spacing to handle the point loads a heavy dump puts on the panels. Wildfire is the other big factor — a Class-A fire-rated metal roof is one of the most defensible envelopes going for a home on the treeline. Kynar-500 is standard on residential; on a shop we'll swap in a polyester finish where the owner would rather save the cost than keep the 40-year colour warranty. The detail
Panels are cut long so there are no lap joints in the field. Every clip is spaced to the pitch and the wind zone. Ridge, hip, and valley get custom flashings bent on site so the profile matches. Snap-lock or mechanically-seamed depending on the pitch.
Concealed fasteners don't back out over time. Hemmed panel edges lock into the flashing so wind can't lift them. The finish is Kynar 500 on every panel we run, which is what carries the 40-year colour warranty.
Cheap crews face-fasten the panels because it's faster. Every screw is a leak in year eight. They also skip the substrate detail. Metal needs a ventilated cavity or an ice-and-water membrane rated for high-temp, or you'll get condensation running down the underside.

Standing-seam makes sense when you're staying twenty-five years or more, or when the look on a modern acreage build earns back the upfront cost against the 40-year colour warranty.
We do. Not every week the way we're in Langley or Surrey, but a couple times a month. Site walks get scheduled in blocks so we're not billing you for the drive.
Yes. That's some of our favourite work. We'll spec the house on its own roofing system and the shop on its own, and we'll usually save you money by running both installs in the same site visit.
Up in the hills, yes. Cedar Valley and Stave Falls elevations see enough snow load that we go up on fastener spacing and use a heavier underlayment. Downtown Mission and the flats along the Fraser are closer to the standard Lower Mainland spec.
50 years plus if the install is right and the homeowner leaves it alone. The finish is warranted 40 years. The panel itself is a much longer game than that. We've walked jobs from the mid-70s that still shed water perfectly, and the only reason we'd replace them is the colour palette went out of style.
