Abbotsford's flat and torch-on runs mid-volume — smaller than Surrey or Coquitlam, but steady enough that we're on a flat roof here at least monthly. Downtown commercial rooftops on small retail and older office buildings are a regular source. Shop roofs on Matsqui and Clearbrook acreage, where the shop's low-slope and the old tar-and-gravel finally failed, are another. Rear additions on older Aberdeen and West Abbotsford homes round it out. On every one it's two-ply SBS — base sheet mechanically fastened, cap sheet fully torched, every seam torched twice. Reflective granulated cap goes on any plane that catches sun, and it matters more here than most of the route, because the summer sun is stronger and the reflective cap saves real cooling cost over twenty years. Parapet flashings get wrapped in metal and heat-welded on every commercial or shop roof with a raised edge. Winter torch work runs later into the cold season here than up on Sumas Mountain, because the flats stay above freezing longer — but we still pause on cold snaps rather than hand over a bad seam. Wildfire on any acreage or Sumas Mountain shop backing onto the treeline calls for a Class-A fire-rated cap sheet..

The detail

How we install it.

01

How we install it

Base sheet mechanically fastened to the deck. Cap sheet fully torched over the top with an eight-inch overlap on every seam. Every seam gets a second torch pass to fuse the bitumen. Parapets and stack flashings wrapped and heat-welded so nothing's just tar-and-hope.

02

Why it lasts

SBS handles freeze-thaw the way asphalt built-up systems never did. The modified rubber stays flexible in cold weather, so the membrane moves with the deck instead of cracking. That's what buys the 20-year warranty span.

03

What most contractors miss

Single-torch seams. Skipping the parapet wrap. Forgetting the drip metal at the eave. Any of those three, and your flat roof leaks within five years. We check for all three before the crew leaves the site.

Frequently asked

Common questions on Abbotsford flat / torch-on jobs.

  • Yes. Small retail and older office buildings across the downtown Abbotsford core are regular flat-roof work. Two-ply SBS is the standard. We coordinate with the facility manager, provide WCB hot works documentation as standard, and stage the job to keep business disruption down. Every step is documented.

  • Yes. Shop roofs are quoted as standalone jobs. Where you're doing both, we quote the combined project and apply the coordinated-schedule saving. A shop alone is usually a day or two depending on size and pitch, and the same 10-year workmanship warranty applies whether it's standalone or part of a house-plus-shop combination.

  • No. We batch Abbotsford site walks together and drive out in a block, usually the same day. Not every week the way we're in Langley, but a regular part of the schedule.

  • Asphalt on a sun-exposed acreage roof runs closer to the low end of the warranty range than the high end. We spec a heavier shingle line or move to metal on hot-side exposures for that reason. On shaded suburban lots the difference is smaller.

  • We can work any residential or agricultural roof on ALR land. Straight re-roof usually doesn't need special permitting, but if you're changing the building footprint or replacing an outbuilding, we'll coordinate with the City of Abbotsford permit process for you.

  • 20 to 25 years on a well-installed two-ply SBS system. We've been called back to inspect our own 2011 installs and they still look tight. Cheap single-ply BUR systems tap out closer to 10 years, which is why we don't quote them.
