Flat / torch-on in Maple Ridge.

Maple Ridge torch-on is flat additions, low-slope sections, and the odd acreage shop with a flat roof — from Hammond's older stock to the newer Silver Valley homes with a flat-roofed wing. Two-ply SBS, cap sheet, and drainage set up for the heavier rain the upper elevations catch.

Flat-roof work in Maple Ridge is mostly sections rather than whole houses: a flat-roofed addition, a garage or carport, a low-slope porch, or a working shop out on acreage. The spread of the city means the reasons vary. In Hammond and the older downtown stock, it's usually a tired built-up or single-ply flat section from decades back that's split at a seam or ponding against a wall. Up in Silver Valley and Albion, it's more often a flat-roofed architectural wing on a newer home, where the look matters and the cap sheet gets colour-matched to what's visible from above. Out through Websters Corners and Whonnock, it's shop and outbuilding flats on acreage. The two-ply SBS system is the same across all of it — a torched base sheet and a granulated cap, lapped and sealed at every seam — but drainage is what we watch hardest up the hill, where the rain comes heavier off Golden Ears and a flat roof that ponds will find a seam fast. We reset the slope toward the drains or scuppers and size them to clear the water. Where a flat section meets a wall or a pitched roof, the membrane runs up and gets counter-flashed, not surface-sealed..

The detail

How we install it.

01

How we install it

Base sheet mechanically fastened to the deck. Cap sheet fully torched over the top with an eight-inch overlap on every seam. Every seam gets a second torch pass to fuse the bitumen. Parapets and stack flashings wrapped and heat-welded so nothing's just tar-and-hope.

02

Why it lasts

SBS handles freeze-thaw the way asphalt built-up systems never did. The modified rubber stays flexible in cold weather, so the membrane moves with the deck instead of cracking. That's what buys the 20-year warranty span.

03

What most contractors miss

Single-torch seams. Skipping the parapet wrap. Forgetting the drip metal at the eave. Any of those three, and your flat roof leaks within five years. We check for all three before the crew leaves the site.

Frequently asked

Common questions on Maple Ridge flat / torch-on jobs.

  • Usually yes. Older Hammond flat sections tend to be built-up or single-ply roofs that have split at a seam or started ponding. A two-ply SBS torch-on re-roof, with the slope reset toward proper drainage, is the durable fix. We'll check the substrate at the site walk — if the decking's soft from a long-standing leak, that gets addressed before the new membrane goes on, and it's all in the written scope.

  • It raises the stakes on drainage. The upper elevations off Golden Ears catch more rain, so a flat section that ponds up there fails faster than the same roof would downtown. We put extra attention into re-sloping toward the drains and sizing them to clear a heavy fall, so the membrane isn't sitting under standing water. The two-ply SBS system itself is the same — it's the slope and the flashing detail we tighten.

  • Yes. We run a block of Fraser Valley site walks together so we're not billing you for the drive. Usually a few Maple Ridge and Pitt Meadows walks in the same day.

  • Yes, and we usually save you money by running both in a single site visit and a coordinated install. Metal on the shop, asphalt or metal on the house depending on the roofline.

  • It does. Upper Silver Valley sees meaningfully more rain and occasional snow versus the flats. We bump the ice-and-water shield spread and go up on fastener spec accordingly.

  • 20 to 25 years on a well-installed two-ply SBS system. We've been called back to inspect our own 2011 installs and they still look tight. Cheap single-ply BUR systems tap out closer to 10 years, which is why we don't quote them.
